Big changes could be coming to a longtime Southie landmark.

Monarc Development is proposing to convert the former Marian Manor nursing home into housing with approximately 204 apartments, including roughly 37 affordable units and 164 parking spaces.  A letter of intent was filed with the City of Boston on Friday.

Recently, we wrote about Monarc’s purchase of the property from the Carmelite Sisters.

The sprawling campus on Dorchester Street includes multiple buildings and more than 200,000 square feet of space, making it a prime candidate for a large-scale residential conversion.

The nursing home officially shut its doors in 2024 after decades of service to the community.

As with most large-scale Southie developments, nothing is final just yet. The proposal will need to go through the city’s approval process—and you can bet neighbors will have plenty to say.

    Mayor Wu wants more housing Units. Monarc Development’s 204 apartments align with the Mayor’s mandate for MORE HOUSING>. Plus 37 much needed affordable units and 164 parking spots. Monarc just built beautiful units at L & Broadway. Contrast them to the horrendously Offensive ORANGE units above Starbucks. Plus the TACKY BILLBOARD ON IT’S WALL ABOVE STARBUCKS? Monarc is a class developer who respects the neighborhood.
