Iconic Fort Point Landmark, Boston Wharf Co. Building Could Soon Have Residential Units
We’ve all seen the red neon sign on Summer Street that reads “Boston Wharf Co. Industrial Real Estate.” Well, a developer would like to convert this building from commercial into mixed-use with 77 housing units in addition to commercial space.
Developer Adam Burns plans to convert the eight-story office building at 263 Summer St. into a mixed-use property with 77 housing units, according to an application with the city for a tax break under Mayor Michelle Wu’s conversion program.
Under the city’s office-to-residential pilot, owners of downtown office buildings can get a 75% residential tax break over 29 years. In exchange for the tax break, they must rent at least 20% of the units as affordable.
The building was recently acquired by Burns firm Boston Pinnacle Properties for $17M.
