A Letter of Intent has been filed for a proposed 1.837 million-square-foot mixed-use development at 314-420 Dorchester Ave. The roughly six-acre site would include a mix of housing, retail, restaurant space, and parking.

The property changed hands following a foreclosure auction in March 2026, when an affiliate of JT Magen & Co. submitted the winning $75 million bid.

HYM is partnering on the redevelopment and has filed the Letter of Intent for the project, which is being described as a “dynamic addition to the Dorchester Avenue corridor.”

The proposed development would be one of the largest new housing projects proposed in Boston in years.

According to the Boston Globe, plans call for four residential buildings, each reaching up to 200 feet, or roughly 18 stories, with nearly 2000 residential units (holy moly). The development would also include about 45,000 square feet of ground-floor retail space, with the possibility of a grocery store on site.

And what about the drive-through Dunkin’ at 75 Old Colony Ave.? The Boston Globe reports that the development team plans to keep the Dunkin’ in place for as long as possible as the larger redevelopment moves forward.
