Seaport Office Tower Sells for $435 Million

One Marina Park Drive, an 18-story office tower in the Seaport, has sold for $435 million, according to the Boston Business Journal.
Oxford Properties Group purchased the building, which is currently 99% occupied. The sale is a notable one for Boston’s office market, where some newer, well-occupied buildings are maintaining their value while others have sold for significantly less than they once did.
According to the BBJ, the $435 million sale appears to be the highest price paid for a Boston office building since 2016, when another Seaport property, 101 Seaport Blvd., sold for $452 million.
For comparison, One Lincoln sold for $889 million in 2006. Nearly two decades later, the downtown office tower highlighted just how much Boston’s office market had changed when it sold at auction for $400 million in early 2025.
The One Marina Park Drive deal offers a much different picture and shows the continued strength of newer, highly occupied office buildings in the Seaport.
