The BRA will hold a public meeting tonight at the James Condon School from 6:00-8:00 pm regarding the new development at 150 West Broadway.  Come, ask questions, and learn about one of the latest residential projects potentially coming to your neighborhood. 

The proposed project at 150 West Broadway is to be developed by CITY POINT PLACE, LLC, and the architect will be Choo and Company. The project proposes to erect a new 42,826 sq.ft. residential building containing 31 residential units and 33 underground parking spaces.  Of the 31 units, 27 will be market rate units, and 4 affordable units in accordance with the City’s Inclusionary Development Program.  150 West Broadway also plans to create 4 retail spaces inviting new businesses opportunities in the area. 

The below ground parking will not distract from the overall appeal of the property and allows for more parking  by closing the curb cuts for the existing commercial lot, which will in turn provide 6-8 new on-street parking spaces for the community.

The size and style of the residential units will vary.  4 will be commercial units averaging 1400 sq.ft., 4 will be townhouse style units that are 2 bedroom 2 bathroom units (averaging 1200 sq.ft.) , while 24 units will also be 2 bedroom 2 bathroom units averaging 950 sq.ft., while the remaining 3 units will be 2 bedroom 2 bathroom units averaging 1300 sq.ft.  There will be an elevator in the building to make it easy to get from the garage to residences. 

The project is located at the corner of West Broadway and B Street, next to the old Liberty Bell Roast Beef, on the downtown Boston side.  The current plot of land is 11,407 sq.ft, and is conveniently located right near the Broadway T stop for accessible transportation.  The proposed building height for the project is proposal has a height of 49’11″similar to other comparable developments along Broadway. 

There are many public benefits to the project.  According to the proposal, the current project will “clean up and utilize an outdated commercial property that is an eyesore for the community.”  The building will be a traditional look, which will improve the overall look of the area.  High quality materials which are both environmentally friendly and maintenance-free will be used where feasible.  As well as a beautiful new building, the proposed plan promises to improve the site with landscaping in the front, rear, and side of the property.
