Universal Hub is reporting that plans have been filed with the BPDA to add four floors above an already existing three-story building on Black Falcon Pier in the Raymond Flynn Marine Industrial Park.

The Developer – The Davis Companies – would like to lease the new 327,600 square feet for laboratory, research and development and office use. The current three floors would continue to be leased for the “water-dependent industrial uses.”

Also part of the proposal is additional parking spaces with a new parking deck that will increase spaces from 555 to 729. Davis would also like to update the intersection of Drydock Ave and Black Falcon Ave. to make it safer for pedestrians, bicyclists and drivers and the addition of a Silver Line stop.

Last week it was announced that Massport Board of Directors voted in favor of Lincoln Property Company to develop a mixed-use commercial development project at the 1.1-acre Parcel H in the same neighborhood. Parcel H is located immediately east of the 601 Congress Street office building and would include a life science career center and new MBTA station.  You can read about this here. 

And just across the way from 88 Black Falcon Ave is the L Street Station project.  So lots of changes coming to this part of the neighborhood.
