A new development proposal could bring industrial space, a cafe, and a Boston Fire Department station to the Raymond L. Flynn Marine Park.
According to Banker & Tradesman, a development team is planning a 9-story, 181,000+ square-foot building at 7 Channel Street, on a site that was previously home to Stavis Seafoods.
The project, led by Lincoln Property Co. and QuakerLane Capital, would focus on industrial use while also including office and research space, a cafe with coworking space, and 33 parking spots.
As part of the proposal, the developers would also build a new two-story BFD firehouse at no cost to the city and a major added benefit for the neighborhood.
The property sits on land owned by the city’s Economic Development and Industrial Corporation, which is offering a long-term ground lease for the project. Plans will need additional approvals, including zoning relief, before moving forward.
If approved, the project would also include a $500,000 contribution to local nonprofits.
The firehouse is a nice bonus because i think the closest is on D street in southie

Years ago a firehouse should have been one of the first things planned for this congested area.
