Earlier this week, developer Related Beal filed plans with the Boston Planning & Development Agency (BPDA) to build a 1.1 million square feet of residential, lab, office and retail with a focus on open space and sustainability. The unveiling follows more than a year of public community meetings and conversations with Fort Point neighbors, community leaders, advocates, and local businesses.  The development will be called Channelside.

Designed by Kohn Pedersen Fox (KPF), Channelside will emphasize resiliency and sustainability through techniques that include integrating a new berm into the site to provide protection from future sea level rise, incorporating energy efficient features to reduce greenhouse gas emissions, and more. The plans also introduce new pedestrian pathways, an enhanced Harborwalk along the Fort Point Channel, and new parks to enjoy.

The greenspace will weave through three buildings that will include approximately 370 units of housing, 320,000 square feet of office space and approximately 375,000 square feet of lab/research & development space. The plans also include more than 50,000 square feet of mixed-use space designed for retail, restaurant, and civic uses

Channelside, located at 244-284 A Street, is expected to create approximately 2,000 construction jobs and more than 3,000 permanent jobs upon stabilization. Related Beal hopes to begin construction in the fourth quarter of 2021.
